Professional Mortgages
A professional mortgage is a very special kind of first-time buyer mortgage specifically targeted at people who are starting out in professions which traditionally pay a substantial salary, following a fixed period of more modest income.
Such professions include, medical doctor, barrister, solicitor, teacher, dentist, accountant, architect, pharmacist, chartered surveyor, optometrist and graduate-entry police officers. There are more, and your mortgage advisor will be able to provide you with a comprehensive list.
A professional mortgage differs from a typical first-time buyer mortgage in several ways. The precise, mechanical differences will differ from mortgage provider to mortgage provider, but, in general, you will be able to borrow a far larger sum than a non-professional first time buyer. Many mortgage providers will lend you 100% of the property value (for non-professionals they rarely lend more than 95%) and they may calculate the amount you can borrow based upon five times your salary. The mortgage lender may also allow you to bundle your arrangements fees or Higher Lending Charges into your mortgage loan.
In a nutshell, you can borrow more than a non-professional on a similar low to medium income because the mortgage lender is confident that, given your profession, you will be drawing a considerably higher salary in a few years time.
